A tree rarely fails without warning. More often, the warning signs are there for months or even years - a crack in the stem, bark falling away, branches dying back, or roots lifting the soil. Knowing the top signs a tree is unsafe can help you act before a problem becomes an emergency, especially near homes, roads, footpaths, parking areas, or public spaces.

Some defects are obvious. Others are easy to miss unless you know what to look for. Just as importantly, not every damaged-looking tree is immediately dangerous. Trees are living structures, and assessing risk properly means looking at the whole picture - species, condition, location, targets nearby, and recent weather.

Top signs a tree is unsafe near your property

One of the clearest warning signs is deadwood in the crown, particularly if large limbs have no leaves during the growing season or show brittle, peeling bark. Smaller dead twigs are common in many mature trees and are not always a serious issue. Large dead branches over a driveway, garden seating area, school boundary, or neighbouring property are different. They can fail without much warning, especially in strong wind.

A split or crack in the main stem is another serious concern. Fresh cracks often appear as long vertical openings in the bark and timber, and they may widen after high winds or prolonged wet weather. If the crack runs deep into the trunk or appears where two stems meet, the structural strength of the tree may already be compromised. In some cases a crack can remain stable for a period, but it should never be ignored.

Trees with a pronounced lean also deserve attention, though context matters. Some trees naturally grow at an angle and remain stable for decades. The concern is a recent change - a tree that has started leaning more than before, especially if the ground around the base is heaving or cracking. That can indicate root plate movement, which is one of the more urgent signs of instability.

Decay, cavities and weak attachment points

Decay is not always visible from a distance. A tree can appear leafy and established while significant internal deterioration is already under way. Fungal fruiting bodies at the base of the stem, around buttress roots, or on the trunk itself can be a sign of decay in the structural wood. Different fungi cause different types of damage, so the presence of fungus does not automatically mean a tree must be removed. It does mean the tree should be assessed properly.

Cavities and hollow sections are another area where assumptions can be misleading. A hollow tree is not necessarily unsafe, and many veteran trees remain standing with internal voids. The question is how much sound wood remains and where the defect sits in relation to load-bearing parts of the tree. A cavity at the base of the trunk or beneath a major union is more significant than a small hole in a minor limb.

Weak unions are common in trees with multiple stems, particularly where bark is trapped between them rather than forming a strong joined structure. This is known as included bark. From the ground, these unions may look tight or compressed rather than open and well formed. As the stems thicken, pressure builds, and splitting can occur unexpectedly. This is often seen in mature garden trees that have grown quickly and not been managed early on.

The root zone often tells the real story

When people inspect a tree, they tend to look up first. In practice, the base of the tree often reveals more about safety than the crown. Root damage, soil disturbance, and changes around the base can all affect stability.

Exposed, severed, or decayed roots are a serious warning sign. This may happen after groundworks, repeated vehicle traffic, trenching, changes in soil level, or erosion. If roots have been cut on one side of the tree, the loss of support may not be obvious straight away. Trees sometimes remain standing for a period before failing under strain.

Look for fresh soil cracking, lifting turf, or a noticeable mound on one side of the base. These can suggest movement in the root plate. If this is paired with a lean, it should be treated urgently. Saturated ground after long periods of rain can worsen an already unstable situation.

It is also worth paying attention to construction work near trees. New driveways, extensions, retaining walls, and service trenches can all reduce rooting space or damage key roots. The effects are not always immediate. A tree may decline slowly, then become structurally weaker over time.

Top signs a tree is unsafe after storms or heavy weather

Strong wind, heavy rain, and snow can expose weaknesses that were previously hidden. A tree that looked sound in calm weather may show fresh defects afterwards. That is why post-storm checks are sensible, particularly for mature trees near buildings or highways.

After bad weather, inspect for hanging branches, torn limbs, fresh splits, and sudden leans. Broken branches caught in the canopy are especially hazardous because they can fall later, once the wind drops and people are back in the garden or workplace. Never try to pull these down yourself.

Lightning damage can also be overlooked. A strike may leave a strip of bark missing, a spiral crack down the trunk, or sudden wilting in part of the crown. Some trees survive lightning strikes, but the structural damage can be severe.

Even without visible breakage, storms can shift a compromised tree enough to turn a manageable defect into an immediate risk. If a tree has moved, shed large limbs, or developed new cracking after severe weather, it needs prompt inspection.

Signs of decline that may point to safety issues

Poor health does not always equal high risk, but decline can be part of the wider picture. A tree under stress may be less able to compartmentalise decay, respond to injury, or retain strong branch attachments.

Common signs include sparse leaf cover, unusually small leaves, premature autumn colour, dead sections in the crown, excessive epicormic growth on the trunk, and bark loss. These symptoms can result from drought, soil compaction, disease, root damage, or age-related stress. On their own, they do not confirm that a tree is unsafe. Combined with structural defects, they raise concern.

Ash dieback is one example where health and safety overlap. Infected ash can become brittle and unpredictable, especially once dieback progresses into the crown and main framework. Other species have their own vulnerabilities. What matters is not only whether a tree is unwell, but how that condition affects its ability to remain standing safely in its setting.

When a tree needs urgent attention

A tree becomes a priority when defects are significant and there is a realistic chance of harm to people or property. A dead tree beside an unused field margin may be suitable for habitat retention, depending on the circumstances. The same tree overhanging a road, school entrance, churchyard path, or greenhouse is a different matter.

Urgent warning signs include major cracks, root plate movement, large hanging limbs, sudden leaning, extensive deadwood over targets, and obvious storm damage. If access is needed for emergency vehicles, pedestrians, tenants, or staff, do not wait to see whether the problem worsens.

That said, urgency should still be guided by professional judgement. Overreacting can lead to unnecessary removal of trees that could have been managed through reduction, bracing, deadwooding, or monitoring. Underreacting creates obvious risks. Good arboriculture sits between those two extremes.

Why a proper assessment matters

Tree safety is rarely about one symptom in isolation. An experienced arborist will consider the species, age, vitality, structural form, site conditions, recent weather, occupancy around the tree, and whether defects are active or historic. In some cases, further investigation is sensible, particularly where decay is suspected but not fully visible.

Work should also be carried out to recognised standards. For tree owners managing homes, estates, schools, commercial grounds, or public sites, that level of care matters. Sensible decisions protect people, preserve worthwhile trees where possible, and avoid rushed work that creates new issues later.

If you have any doubt about a tree on your land, treat visible defects seriously and have them checked before they become urgent. A careful inspection now is far easier than dealing with a failed tree after wind, rain, or simple neglect has pushed it too far.
